Bharat Panwar has joined AIPL (Advance India Projects Limited) as General Manager – Retail Leasing, marking an exciting new chapter in his illustrious career in commercial real estate and retail strategy. Based in Gurugram, Bharat will spearhead retail leasing operations, tenant coordination, and leasing strategy, bringing his strong analytical and strategic planning expertise to AIPL’s growing retail portfolio.
Before joining AIPL, Bharat served as General Manager at Reach Group, where he was instrumental in managing end-to-end retail leasing and business development for high-value commercial properties across the Delhi NCR region. His focus on innovation, tenant mix optimization, and long-term client relationships contributed significantly to the group’s retail success and expansion.
Previously, Bharat held a senior leadership role as Deputy General Manager at Omaxe Limited, where he led strategic leasing initiatives and strengthened operational frameworks for large-scale real estate projects. His career also includes a remarkable tenure at JLL India, where he served for over seven years in multiple capacities, including Assistant Vice President – Retail Services and Head – Data Intelligence, India. During this period, Bharat was responsible for developing retail strategies, driving business intelligence initiatives, and managing nationwide leasing portfolios.
Earlier in his career, he gained valuable experience as Manager – Retail Leasing at Parsvnath Developers Ltd., where he oversaw business development and tenant coordination, and as Corporate Sales Advisor at Niva Bupa Health Insurance (formerly Max Bupa Health Insurance). Bharat also began his professional journey as a Base Transceiver Station Engineer at Shivam Infocom Pvt. Ltd. — a role that honed his technical and operational management skills early on.
A certified alumnus of the Indian Institute of Management, Lucknow, Bharat is recognized as an innovation champion and an out-of-the-box strategist who blends market insight with strong business acumen. His extensive background across leasing, strategy, analytics, and stakeholder engagement makes him a valuable addition to AIPL’s leadership team.
